Underwriters often will not bind a new policy on a roof older than about 10 years.
A denied or partially paid claim makes that worse. A buyer can close and then find they cannot insure the house.
A covered storm loss still sat on the seller’s policy during the seller’s coverage period. After closing, that path needs a seller willing to open a claim on a house they already left.
Do the documented loss and the replacement contract before closing. Age-only, with no storm event, is a credit or a price cut — not a claim.
